All new homes carry a one year warranty. This assures the homebuyer of top quality workmanship and materials. However, the plumbing system in your home does require a bit of work on your part to maintain it.
Basin Drains:
The mechanical drain plug in your sinks will accumulate loose hair and debris. The mechanism should be taken apart and cleaned at least once a year. Look under the basin for the lift lever, undo the nut, pull out lift lever and pull out drain plug. Clean and reinstall.
Bathtubs and Showers:
Care should be taken to assure water from the shower does not spray out onto the surrounding floor. Make sure the shower curtain is fully within the tub enclosure and tight to the end walls. After every shower, check the floor and wipe up any water present. Water left on the floor can cause the sub floor to swell and warp. This is not a warrenty issue and is the homeowner’s responsibility. The ceramic tile in the bathtub enclosure should be wiped down after every shower to prevent the formation of mildew. Silicone does wear after a period of time, and should be inspected and reapplied as required. The bathtub drain will accumulate hair and debris, and should be cleaned regularly.
Showerheads:
Showerheads are installed with flow control devices to meet water conservation requirements. The flow restrictor should not be removed as it will cause a high pitch squeal.
Toilets:
All toilets are low flow with a 1.6 gallon flush. It is necessary to hold the lever down for a few seconds to insure the water makes it into the bowl. If this is not done, you may have to flush twice, or the toilet may plug. In this case, we recommend that you clear the blockage before you flush again. A household plunger will clear the blockage Also, items such as q-tips, dental floss, disposable diapers, sanitary napkins, paper towels, etc. should never be flushed down a toilet and will void your warranty.
Lawn Services:
The hose bib must be drained to prevent damage to the valve during winter months. Shut off the water to the hose bib at the valve located inside the house, near the hose bib. Remove the hose, and drain the outside valve.
